Real Estate Investment with Bricks? My Expat Experience

As an expat and freelancer, I chose Bricks to invest in real estate without going through a bank. Here’s my review of this platform starting at just €10.

My expatriate experience feedback

I’ve left France, but I’m still investing in France.
And yes, as an expatriate, it’s not always easy to want to invest in property – even more complicated since I became a self-employed entrepreneur.


In the traditional way, with a traditional bank, it would have been mission impossible to get a bank loan, whether in France or in Mauritius.

And yet we’re talking about property investment, which is considered a relatively safe investment over the long term.

But now the Livret A passbook and its 3% interest isn’t really enough.
So I asked myself the classic questions:
👉 Buy shares on the stock market?
👉 Try bitcoin?
👉 Renting property remotely?


➡️ In short, I’ve found a simpler alternative: Bricks.co.

And above all :

  • you don’t need a 5-year degree to understand
  • you don’t need an iron-clad permanent contract to invest
  • you don’t need to have inherited from grandad

 

Bricks, what exactly is it?

I discovered Bricks 2-3 years ago, and frankly, it’s a lot simpler than a traditional loan.
Everything is done online, and it’s accessible to everyone, even if you’re an expat.

Bricks is a property crowdfunding platform that lets you buy a fraction of a property for as little as €10.

🎯 Today, they boast over 400,000 members on the platform.
Projects are often financed in just a few hours, proof of the popularity of the platform.

Advertised returns can exceed 8%, and interest starts to be paid from the first month.

A clear, accessible, transparent platform

The Bricks interface is simple and intuitive, and contains lots of useful data.
They display :

  • the total amount invested,
  • the number of investors,
  • performance statistics,
  • the best “bricksers” (investors) and their monthly passive income.

As for me, I receive my interest directly into my Bricks account every month.

If you’ve already tried Bricks, you’ll know that the most profitable projects go very quickly.
Sometimes, in less than an hour, the funding is complete.
So you had to be online at exactly the right time to hope to invest.

But that was before.

Bricks recently launched an automatic investment option.
You enter your criteria (amount, return, term), and the platform invests for you as soon as a project matches.
I tried it out, and it changed my life.

My criteria:

  • Around €50 per project (i.e. 5 bricks)
  • A minimum return of 10
  • An investment period of 5 years

🛑 You can, of course, pause the tool whenever you like.

What about tax when you’re an expatriate?

Bricks also simplifies tax returns, even for non-residents like me.
Each year, I receive a notification and can download a summary of my income to include in my tax return (bonds & royalties).

💡 Bricks clearly states:

  • the amounts to declare,
  • on which Cerfa forms,
  • the breakdown between interest and property income.

It’s much clearer than I expected.

My honest opinion after several months of use

I’ve invested in several projects to test them on a small scale. Here are my results:

✅ What I like:

  • Ultra affordable (from €10)

  • Application and intuitive interface

  • Monthly income on certain projects

  • Automated taxation

  • Well thought-out automatic investment

     

❌  What I’m keeping a close eye on:

  • Some projects, particularly those involving royalties, are in arrears.

  • For example: Capitaine Ferrand (where I put €50) is ‘loss-making’. No income for several months since July 2022. First income received in May 2025.

  • Silverstone and Château de Chicamour: 5 months behind schedule and no legal action taken despite promises.
    This raises real concerns about the seriousness of the litigation process at Bricks.

💸 Withdrawal conditions

You can withdraw your earnings or recover your investment at the end of the contract or after the property has been resold.
Bricks allows 2 free withdrawals per calendar year.

Subsequent withdrawals will be charged.

📌 Please note: this is not a Livret A savings account, the money is tied up for the duration of the project.

You can also sell your bricks on the website marketplace.

Bricks is an innovative solution for investing in French property from abroad.
But as with any investment, you need to bear in mind :
✔️ This is not a guaranteed product
✔️ You need to diversify your investments
✔️ Favour bond projects, which are more stable today (than royalty projects)
✔️ Never invest money you need in the short term
